Builder-margin procurement
for Melbourne's
developers.
Kitchens, joinery and fit-out, sourced through our verified manufacturing network. Same specification as your local quote, delivered to site, with the margin returning to your build.
The current model
What most builders are paying for.
-
Importer markup
Goods leave the factory at cost. An importer buys them, adds margin, and sells to a distributor.
-
Distributor margin
The distributor warehouses stock, adds another layer, sells to your local dealer or kitchen studio.
-
Retail markup
The studio quotes you. By this point, 60–85% above factory cost is typical. You pay the chain.
The Western Supply model
What your margin looks like with us.
-
Verified manufacturing partners
We source from a curated network of verified manufacturers. Relationships are direct. No intermediaries.
-
Pre-shipment QC
Every order is inspected before it leaves. Specification checked against your drawings. It doesn't ship if it doesn't pass.
-
Delivered to site
Freight coordinated, scheduled to your build programme. You take delivery. Margin stays yours.

What builders
ask us first.
Yes. The hardware brands (Blum, Hettich, Hafele) and stone specifications we supply are identical or equivalent to Australian retail standards. The difference is the supply chain, not the product. Every order includes a pre-shipment QC inspection with photographic documentation, and we provide Australian certification where required. If the spec doesn't pass inspection, it doesn't ship.
We handle it. Our QC process is specifically designed to catch specification errors before dispatch. In the unlikely event something arrives incorrect or damaged, we work with the manufacturer to resolve it: replacement or rectification at no cost to you. This is covered in our supply agreement.
Once you approve the quote and production commences, typical lead time is 12–16 weeks to Melbourne delivery. For multi-category packages, allow up to 18 weeks. We recommend locking in your order at lock-up stage. The free quote and design takes 48 hours. We'll confirm an accurate lead time as part of the quote based on current production schedules.
We supply, not install. Goods arrive flat-packed and are installed by your local joinery team. Flat-pack format works well for multi-unit projects, reducing freight damage risk and giving your install team full configuration flexibility on site.
Floor plans and a brief specification: finish preferences, appliance inclusion, stone type, and any specific hardware requirements. If you don't have a spec yet, we can work from plans alone and present a range of specification options at different price points. There's no obligation at the quote stage.
We work best with projects of 2 or more units. Single-unit orders are considered case by case. The economics of direct sourcing are most compelling at 4 or more units, where the savings per project become significant relative to lead times and freight cost.
Your factory order is contracted in your project name. In the unlikely event we couldn't continue mid-order, we would transfer the supplier relationship to you directly. Your exposure is limited to your deposit amount, and the supplier has full context on your project specification. We'd rather you had that certainty before committing.
About Western Supply
Built by an operator,
for operators.
Michail Avdeev grew up working on Melbourne construction sites, tiling alongside his father. The cost structure of residential builds became practical knowledge before it became business theory. Multiple visits to manufacturing facilities in China made the supply chain gap concrete: the difference between factory cost and what a Melbourne builder pays through the standard local chain is structural, and it compounds across every unit of a multi-residential project.
Western Supply is the direct attempt to close it. Verified manufacturing relationships, independent pre-shipment inspection, and a fully managed import model that keeps builders completely out of the logistics.
Our commitment as a counterparty is direct: every contract is in AUD with our margin disclosed before any deposit is taken, every order is pre-shipment inspected by an independent third party, and your order is contracted in your project name.
